Pulte has been busy building in Loma Colorado. They recently opened a new gated community located in Loma Colorado and it is beautiful. The views from the lots are incredible. If you have a chance, go check it out. The gated community will have an additional assessment for maintaining the gates and streets in the gated portion but it’s well worth it to have a privacy gate.
The Loma Colorado Community Association is having a town hall meeting July 10, 2013 from 6-8pm at the Loma Colorado Public Library. All homeowners are welcome to attend. The HOA board of directors and the management company will be there to discuss the community and answer questions. With the new HOA law that goes into effect this month, it’s a good idea to ask how it will affect the community and homeowners.
The biggest impact will be to homeowners that sell their homes in the community. The law requires certain disclosures to be met by the homeowner and allows the buyer to cancel the contract based on the disclosure certificate. The last time I ordered a full disclosure package from this management company, it was close to $500 so it could be a big impact to the bottom line of any resale in Loma Colorado. The package was for another community but I don’t imagine there will be much difference in price for Loma Colorado homeowners. It’s a good idea to ask the management company and board of directors what the cost and process will be.
